New Floor Beams and Tiling Empty New Floor Beams and Tiling

This is just possible advice for anyone renovating.
The house here had virtually all the floor beams replaced on the first floor, then new floorboards. These were then covered with concrete and reinforcing, underfloor heating system and a further layer of screeding. Tiling was completed after a further few months, including the battiscoppia.
Move on a couple of years!! .........new beams and flooring shrink as they dry out, as only seasoned for one year, ( confirmed by the woodyard they came from ). Battiscoppia, stays stuck to the wall, as rest of tiling on floor drops. Having to go round most of the house now, regrouting the gaps.
This would not happen if the original floor beams or probably reclaimed ones were used.

This is a typical example where the structural codes don't really consider the aesthetical or other pratical aspects of the renovation. I personally always try to save the old beams wherever possible by strengthening with shear bolts and hidden rebars but unfortunately that's not always a viable solution. Nobody has seasoned wood nowadays and if they say they do, well .... they usually lying!!

Sorry to hear about your predicament, Geo. Asked OH (retired architect). He shook his head and pointed out "and the underfloor heating system accelerated the drying out process". Start regrouting...Sad  Sorry...
