Question about the mechanics of the 'Rogito Notarile'
I am in the process of buying a holiday home in Italy. The seller already signed the 'proposta di acquisto' and I have placed a deposit.
I will only obtain a 'codice fiscale' and apply for an Italian bank account the day before the 'rogito notarile'. So it will not be possible to pay for the balance of the property via an Italian banker's cheque. Is it safe to wire funds to the account of the notary the day before the purchase if this is spelled out in the rogito or another document signed by the notary?

You can get your CF done online here CF online which will save you a trip to the Anagrafe office.
Re transfer of funds, if you trust your Notorio then it should be a problem, have you talked to him/her about the logistics?

Most notaries will not allow you to use them as a bank account. It is perfectly legal however to sign the act of sale in which it stipulates that teh funds must arrive in the sellers accounbt by such adn such a date, and that the act is null if that is not the case. It delays transcription, and obviously the seller mustbe agreeable.

Just remember as well that the notary will want to see a document showing your codice fiscale so just calculating it online, whilst it will give you the code, won't be sufficient.
