“La Casa del Campanile” is situated in Northwest Tuscany, between Cinque Terre and the Apennine Mountains. It is above the hilltop village of Varano affording it expansive mountain and valley views and is surrounded by thousands of acres of National Forest lands. There are hiking opportunities just outside the door.

Literally in the backyard is an 13th Century Bell tower, a Historic Monument. Planted on terraces atop the ruins of a Malaspina Castle, and adjacent to the tower there are approximately 80 San Giovese vines, plus some other eating grapes. There is space for another 25+ vines if one chooses.
We have made excellent drinking wine every year (10), however too much for us and our friends and neighbors to drink. One can do all the work necessary to operate this “Tuscan Tenuta” or hire a guy from another village, Fabrizio, to do as little or as much of the work involved.

The Casa itself consists of a living/dining room, kitchen, laundry room, and servizio (basin and toilet) on the ground floor. The first floor has a master bedroom with en-suite bathroom with shower. A second room that can be a bedroom, TV lounge/office, or combination with a roll-out couch with en-suite bathroom with tub/shower. The house has central heating from a gas fired appliance. Under the house are two  “cantinas,” one used for storage, extra refrigerator, workshop, etc. and the other a complete wine-making room with all the wine-making equipment, demijohns, corking, storage, etc.

There are various outbuildings; garage, bunkhouse, and chicken coop, etc. with all the tools necessary to operate the tenuta.

There is plenty of space for as large a gardening operation as one might want. There are three developed gardening areas with automatic irrigation and excellent soil. There are various fruit trees including a giant chestnut tree bearing edible chestnuts.

Thanks Maria for the kind words and previous information. When we first bought in Italy it was with the understanding that we would only spend what we could afford to walk away from, if necessary, without changing our lifestyle. As we have had more than our share of enjoyment from our 11 year "Italian Adventure" the money aspect is pretty much moot.
So we are hoping to find someone who would appreciate the property and the money aspect is secondary.
We have a new project waiting for us in the desert renovating a house built and owned by one of the movie Tarzans.
First order of business is to get all the vines off the ceilings. Hah.
